False ceiling designs for homes: what to decide before work starts

A false ceiling hides wiring, carries the lights and gives a room its character. It is also one of the first things built on site, so the decisions behind it have to be made early. This is what we settle with clients before any framing goes up.
Gypsum or POP?
Gypsum ceilings use factory-made boards fixed to a metal frame. They go up quickly, give a smooth, even finish and create less dust. POP (plaster of Paris) is mixed and shaped on site, which allows more intricate curves and mouldings, but it takes longer and is messier. Many homes use gypsum for the flat areas and POP for decorative details.
In bathrooms, kitchens and anywhere else with moisture, use moisture-resistant boards.
How much height you lose
A ceiling with cove lighting drops a few inches below the slab, and more where it hides AC ducts or beams. In rooms with a low ceiling, keep the centre at the original height and drop only a border or a single feature, so the room does not feel compressed.
Decide every light, fan and AC point first
- Position of every downlight, cove strip and spotlight
- Fan positions, with the hook fixed to the concrete slab, not to the false ceiling
- Chandeliers, which also need support from the slab
- Split AC piping or ducted AC, and where the units sit
- Curtain pelmets and blinds, so the ceiling meets the curtain track neatly
- Access panels where wiring junctions or AC parts may need service
Changing any of these after the ceiling is closed means cutting and patching.

Styles that work in apartments
A simple border ceiling with cove lighting suits most living rooms and bedrooms. A raised central panel or a circle above the dining table frames that part of the room. Wooden slats or panels add warmth in a living area. Keep the bedroom ceiling calm, because it is the surface you look at most from bed.
The order of work
Electrical wiring and AC piping go in first, then the ceiling frame, boards, joints and putty, then painting, and finally the light fittings. Working in this order avoids breaking finished work.

We draw the ceiling with every light and fan in place and show it in 3D before work starts, and our own site team builds it. See more ceilings on our work page.
