New gated communities keep coming up across Pocharam, Ghatkesar, Uppal, Boduppal and Peerzadiguda, and every new owner faces the same list of decisions. Our studio is in Pocharam, so many of the flats we work on are in this corridor. This is the checklist we share with owners before the first site visit.

Before work starts

  • Inspect the flat at handover and list seepage, cracked tiles, and door or window problems for the builder to fix first
  • Ask the association for its rules on interior work: working hours, lift use, material movement and any deposit
  • Get the flat measured, and fix every electrical, plumbing and AC point on a drawing
  • Decide your move-in date and plan backwards from it

Foyer

A shoe cabinet with a seat or a console, a mirror, and hooks for keys and bags. A backlit panel or a jaali can make a plain entrance feel finished.

Living room

Decide the TV wall, the false ceiling and the lighting together, because the wiring for all three runs through the same wall and ceiling. Add curtains or blinds, and a partition if the living and dining areas need separating. Our false ceiling guide covers what to decide first.

Kitchen and utility

Plan the modular kitchen layout, the chimney duct, the water purifier and every appliance point, plus a utility area for the washing machine, drying and cleaning supplies. Our modular kitchen guide goes through it step by step.

Dining and pooja

A crockery unit near the dining table, and a pooja unit or mandir if there is no separate pooja room. See our pooja unit guide for formats that fit flats.

Bedrooms

Wardrobes to the ceiling with lofts, a storage bed, side tables, a dressing unit and a study table where needed. Our wardrobe guide explains sliding versus hinged doors.

Bathrooms and balconies

Vanity units and mirror cabinets in the bathrooms, and seating, planters or a drying arrangement on the balconies.

The sensible order of work

  • Electrical, plumbing and AC piping
  • False ceilings and ceiling lighting
  • Modular kitchen and wardrobes
  • TV unit, pooja unit, crockery unit and other carpentry
  • Paint touch-ups, fittings, final lighting and a deep clean
